Financial Analyst - Portfolio Management | Austin, Texas

Position Objective:

The Financial Analyst Portfolio Management is responsible for the creation and preparation of budgets, forecasts, and other financial targets in accordance with GAAP accounting principles. This position will collaborate with stakeholders from the Operations, Leasing & Marketing, and Accounting departments in analyzing and maintaining a database of information that includes but is not limited to: revenue and expense projections, property characteristics, historical financial data, and rental rate pricing.

Critical Duties:

  • Build and maintain models containing financial and non-financial data to track historical operating performance.
  • Analyzing historical operating performance and creating financial models to forecast future earnings estimates.
  • Assist in analyzing variances between budget/forecast and actual results, adjusting any financials models to refine future earnings estimates as needed.
  • Assist in annual and quarterly property-level operating and capital budgeting/forecasting utilizing key performance indicators to accurately evaluate and forecast net operating income (NOI) and cash flow.

Essential Duties(other duties as assigned):

  • Assist with the creation of a monthly reporting package that includes both financial and non-financial data that will be distributed to senior leadership.
  • Support a designated portfolio of properties through a strong working knowledge of each propertys operating structure, regional/market conditions, leasing policies, etc.
  • Assist in rental rate analysis to ensure maximum revenue growth across the portfolio.
  • Participate in regular meetings with Operations stakeholders to ensure forecasting accuracy.
  • Assist with analysis and processes relating to the disposition of assets from the portfolio.
  • Maintain a strong working knowledge of financial modeling and current Excel functions/features to ensure efficiencies in all processes.
  • Ability to effectively communicate and problem solve with team members and other departments in all necessary areas related to financial forecasting.

  • Bachelors degree in Finance or Economics
  • Entry level experience in real estate market research, equivalent student housing/multi-family operations and leasing and marketing, and/or REIT experience.
