Lease Type Options

What type of leases does Campustown Rentals offer?

Campustown Rentals offers individual leases, as well as joint & several liability leases.

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

What is a joint & several liability lease?

With a joint & several lease agreement all residents sign one lease agreement. Both the residents and their guarantors are jointly and severally liable for all terms outlined in the lease agreement including the total rent due for the contract. Any revisions to the lease agreement must be agreed upon by all parties. A maximum of 2 persons per bedroom plus 1 additional occupant if the apartment has a loft, will be permitted to reside in the apartment under this type of lease. A conventional lease is required if any of the residents choose to dual-occupy a room within the apartment.

Lease Term & Rental Installments

What is an installment?

The typical lease term is approximately 11.5 months of occupancy which coincides with the university's academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1. These installments do not represent a monthly rent amount and are not prorated.

When is the rent installment due?

Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

How can I make my rent payment?

We accept checks, money orders and cashier’s checks in our office at 309 E. Green St. made payable to the community name. Payments may also be mailed to: 309 E. Green St. Ste. 103 Champaign, IL 61820. As an alternative payment option we also accept credit card, debit cards and ACH payments online at https://connect.studenthousing.com for your convenience. We are unable to accept cash. 

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

Application Process

Can I print an application from the website?

You can access the printable PDF version of the application by clicking the “APPLY ONLINE!” link at the top of each page then selecting "Apply by mail" at the top of the page.  You can also apply in person at the 309 E. Green St. office.

Can I fill out an application online?

You can access the online application by clicking the “Apply Online” link at the top of every page.

Guarantor

When is a guarantor required?

All residents signing individual liability leases require a guarantor to complete the guaranty agreement. Guarantors are not required for joint & several liability leases.

Can I be my own guarantor?

A resident signing an individual liability lease can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the monthly installment.

What paperwork is required with a guarantor?

If you are signing an individual liability lease, the guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

Roommate Matching

Am I allowed to request a specific unit?

You can list your preferences on your profile card and housing application and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received.  If you are interested in a specific unit, it is important to apply for that unit as soon as possible because in many instances there is only one unit available in that specific floor plan.  We do not assign bed spaces for those who have signed joint and several liability leases. 

Do you have a roommate matching service?

Yes, for Campustown Rental locations offering individual leases, you will be given a profile card when completing your lease contract that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.  There is no roommate matching service at the Campustown Rental locations that offer joint & several liability leases.

Can I request specific roommates?

Yes, you can list the roommates you have chosen on your profile card when completing your lease. It is important that all roommates list each other and that all requests are mutual. 

Parking

How much does parking cost?

Depending upon location, parking for single spaces range from $45 – $70 per installment and double spaces are $100 per installment.

Is parking available at Campustown Rentals locations?

Parking is available at many of our Campustown locations and we offer both single and double parking spaces.  Parking can be limited at certain locations so signing up early is important.

Maintenance

How do I submit a maintenance request?

Maintenance Requests can be submitted via phone or in person at the 309 E. Green St. office.  Studio/1 bedroom apartments can submit requests through their Connect account at connect.studenthousing.com.

What if I have a maintenance emergency after hours?

An answering service will direct the request to the Campustown Rentals on-call staff member.

What if I get locked out of my apartment after hours?

Call 217-531-2355 and the answering service will direct the request to the Campustown Rentals on-call lockout staff member.

Utilities

What utilities are included at Campustown Rentals?

All Campustown Rentals locations include sewer & trash.   Water is included at 504 E. White, 509 E. Green, 610 S. Fourth, 903 S. Fourth, and 908 S. Vine.  Residents are responsible for setting up their own electric, water (if not at an address listed above), internet, and cable TV with the appropriate service providers. 

Amenities

What amenities does Campustown Rentals offer?

Campustown Rentals residents can add an “Amenity Pass” to 309 Green's fitness center, clubhouse, and pool/hot tub area to their lease for $10/month.

Are washers & dryers included at Campustown Rentals?

Most addresses have laundry facilities in the unit or on-site.  There are a few locations where neither in-unit or on-site laundry is available.
