For Parents

We know you have a million things to worry about when your loved one is off at college, but their living environment shouldn't be one of them! Since 1993, American Campus has been the nation's leading provider of academically oriented student communities. In our unrelenting commitment to students, we give your student the college experience they want and the academic environment they need to succeed - not just in school, but also in life.

With on-site professional management and maintenance, and on-call staff available 24/7, we're always on duty to address your student's needs.

No roommate? No problem! Your student can simply complete our personal profile card and we'll match them with someone who expressed similar interests, hobbies and study habits.

You're only responsible for your student's rent — never someone else's! If a roommate transfers or graduates, you have no financial worries.

No moving truck needed! Nearly all ACC properties offer fully furnished units at no extra fee. And, our communities are technology enabled, helping your student stay connected to their coursework, friends and you.

Are parents required to be co-signers (guarantors) on students’ housing contracts?
No, the guarantor’s signature is not required on the housing contract if the student is 18 years of age or older.  Only the resident is required to sign their housing contract.  Any student that is under the age of 18 will be required to have a guarantor sign the housing contract on their behalf.

Can my student stay in the same apartment and not move out for the summer break?
If you live in Momentum Village and have signed a Full Year term contract (12-months), you do not have to move out of the apartment in August. If you are at Miramar, you need to vacate your room as of May 15th, 2023. Students interested in living in on-campus housing for the summer are able to apply by visiting their housing portal.

What are the housing contract terms available to students?
Miramar only offers an Academic Year term (10-months) which begins in August and ends in May. If a Miramar resident would like to sign a summer housing contract, they can do so via their housing portal.

Momentum Village residents can select if they want an Academic Year term (10-months), which begins in August and ends in May, or a Full Year term (12-months), which begins in August and ends in July.

What are the payment options to pay for the housing contract installments?
Housing contract installments will be reflected on students’ tuition and fee statements in their S.A.I.L. account. Housing contract totals will be broken up into semesterly charges which allow students and parents to see their total expense for the semester. Payments are due in accordance with the University’s deadline for payment of tuition and fees. Installment plans can be paid via the student’s S.A.I.L account and through the Business Office. Installment plans are broken up into 4 payments. Each installment plan must be made per semester. For Fall 2022, there is a one-time $20 fee to enter the installment plan. There is a $25 fee for every installment that is paid late.

Housing Contract Term and Rental Installments

Can I move-in during the middle of the semester?
Yes, if there is an available room. Simply contact us to ask about current availability.

Can I use Financial Aid or my Scholarship to pay my rental installment?
Housing fees will be due per semester and are reflected in students’ University Billing Statement listed on their S.A.I.L. account. Housing fees include the housing contract fee which is the full housing amount due per semester. For example, for a student living at Miramar in a 1-Bed/1-Bath Private residence hall space, their housing contract fee is $3,975 per semester. Other housing contract fees include early move-in fees, housing contract cancellation fees, etc.

Tuition and Fees, mandatory meal plan, and semester housing contract fees for Fall 2023 are due by August 15, 2023, and accessible via students’ S.A.I.L. account. Students will be able to start making payments mid-to-late July in S.A.I.L. for the Fall semester. If receiving financial aid funding, students will be able to utilize those funds for housing contract fees. However, all financial aid will first cover tuition, then university fees, followed by meal plans, and finally housing contract fees.

If needed, students may set up a University Installment Plan. For details on University Installment Payment Plans refer to this link. Questions about installment plans can be directed to the TAMU-CC Business Office at or by calling 361.825.2600 and select option #5.

Please visit the TAMU-CC Bacterial Meningitis webpage here, to submit proof of vaccination and for important information about vaccination requirements.

Parking and Transportation

The Resident Permit allows the student to park in designated Resident only parking lots or in combined Resident/General parking lots. The permit does not give access to General Parking lots.

Momentum Village
Residents will be issued a free permit that is only valid within the Momentum Village gates. Those wishing to park on the Island Campus must either purchase a General Permit, Garage Permit or pay for hourly parking in the garage.

Pet Policy

Are pets allowed?

Pet Zone provides a friendly environment to pets, their owners, and pet lovers. All must be authorized by and registered with Islander Housing before being brought on site. Requests for emotional support animals must be completed via your housing portal.

Renters Insurance

Are there insurance requirements for signing a lease at the community?

Can I live with my friends?
