Individual Leases

What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

Can I cancel my lease after signing it?

Students that have withdrawn or are no longer attending TAMU-CC are eligible to cancel their lease in accordance with the terms stated in the lease. The student must email their cancellation request to momentumvillage@studenthousing.com, send it via postal mail or hand deliver the request to our office.  Requests will be reviewed and the student will be notified of the decision.  The student and/or guarantor is responsible for any past due payments, fees, or other charges.

What does a Momentum Village Lease look like?

The Momentum Village lease consists of a first page that is unique to your specific move in and move out, then there are pages 2-10 that make up the lease body.  Those pages can be found here for review!


When is a guarantor required?

All residents require a guarantor to complete the guaranty agreement.

Can I be my own guarantor?

A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.

What paperwork is required with a guarantor?

The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

Lease Term & Rental Installments

What is an installment?

The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1.  These installments do not represent a monthly rent amount and are not prorated. 

When are the installments due?

Installments are due on the 1st of each month per the payment schedule outlined in the lease agreement. Payment is considered late if not received by the 5th of each month.  For questions, please refer to your resident handbook.

How can I make a payment?

We accept checks, money orders and cashier’s checks in our office made payable to the community name. As an alternative payment option we also accept credit card, debit cards and ACH payments online at https://connect.studenthousing.com for your convenience. We are unable to accept cash.

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

Can I use Financial Aid or my Scholarship to pay my rental installment?

Yes, once all obligations owed to the university have been paid in full, you may use any remaining funds to pay for housing at Momentum Village.

Roommate Matching & Requests

Can I live with my friends?

You may request roommates by listing them on the on the Resident Profile Form, which is sent in your leasing packet. Whenever possible, a mutual roommate request will be honored. Requests must come from both students in writing and we suggest submitting your applications and deposits together. We only offer same-gender room assignments.

What is Roommate matching and how does it work?

Roommate matching is the process by which roommates are matched together using roommate profiles. You can utilize our roommate matching service to find one or more roommates, or you can bring all of your own roommates.

What if I don't have anyone specific I want to live with?

When you sign your Lease Agreement, you will complete Resident Profile Form indicating specific information that will help us match you with a roommate. We will place you with another student with similar interests, when possible. 

Meal Plan

Is it necessary to purchase a meal plan to live at Momentum Village?

The meal plan is optional for all Momentum Village residents.  You can find the various and affordable meal plan options at http://mealplans.tamucc.edu. 

Parking & Transportation

Do I need a TAMU-CC parking permit?

A TAMU-CC parking permit is not required to park at Momentum Village.  [If applicable] Each resident will receive one free Momentum Village parking sticker so we know which vehicles belong to residents.  Students wishing to park on the Island campus will need to either purchase a TAMU-CC parking permit or pay the daily rate in the parking garage.


How do I submit a maintenance request?

A maintenance request needs to be submitted any time a resident notices that something is broken or not working properly.  The request can be submitted 24/7 by visiting https://connect.studenthousing.com or notifying the office during office hours.
