What is an individual lease?

An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

What is an installment?

The typical lease term is approximately 9.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount divided into 3 installments due July 1 - January 1. These installments do not represent a monthly rent amount and are not prorated.

When are the installments due?

Installments are due on the 1st of September and January per the payment schedule outlined in the lease agreement. 

How can I make a payment?

We accept checks, money orders and cashier’s checks in our office made payable to the community name. As an alternative payment option we also accept credit card, debit cards and ACH payments online here for your convenience. We are unable to accept cash.

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

Where can I go to find my lease?

If you were sent a lease agreement but cannot seem to find it, please make sure you are looking in the correct email address. This will be the email address that was provided on your housing application. If you still cannot find it, try checking your junk or spam folder. When these options have been exhausted, reach out to our leasing department for further assistance and they will be glad to send you a reminder for your lease.

What is Housing Deferment?

Housing Deferment is an application where you can upload your Award Letter for review to see if you have enough aid to qualify for approval. If approved, you will not be responsible for paying a $650 Rental Prepayment before obtaining a lease because it is understood that you have enough aid to cover your housing charge

What are the requirements to live at University Square?

All students must have a 3.0 GPA as well as 60 Credit hours in order to house with University Square. For further information on these requirments please contact the leasing office. 

What are the qualifications to live in Prairie View Housing?

• Freshman Experience- <  29 credit hours (University College)
• Sophomore Experience - 30 to 59 credit hours (University Village)
• Junior and Seniors - 60+ (University Square 3.0 GPA/University View 2.7 GPA, University Village)

When is a guarantor required?

All residents require a guarantor to complete the guaranty agreement.

Can I be my own guarantor?

A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.

What paperwork is required with a guarantor?

The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

Can I fill out an application online?

You can access the online application by clicking the “Apply Online” link at the top of every page.

Can I print an application from the website?

You can access the printable PDF version of the application by clicking the “APPLY ONLINE!” link at the top of each page then selecting "Apply by mail" at the top of the page.

What are the requirements to live at University Square?

What is my next step after applying for housing?

Call our office to make your $650 Rental Prepayment to obtain a lease OR submit a Housing Deferment application to see if you qualify.

Do you have a roommate matching service?

Yes, you will receive an email with instructions and a link to Please Don't Snore that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.

How can I request a roommate?

Once you have a confirmed lease agreement (both student and guarantor signature) you will receive an invite to Room Sync via the same email you received your lease at. Room Sync will prompt you to answer a questionnaire to be able to match you with someone similar in the case that you didn’t already have someone in mind.

Am I allowed to request a specific unit?

You can list your preferences on your profile in Please Don't Snore and housing application and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received.

Is insurance coverage for my belongings included as part of my Lease Agreement?

Coverage for your personal belongings is not included as part of your Lease Agreement. Renters insurance can provide coverage for loss or damage to your personal belongings (including fire, theft, or natural causes).
