Apartment Features

Are the apartments furnished?
Yes all of the apartments are fully furnished and have a full kitchen. Bedroom: Full sized bed, nightstand, dresser, study desk and chair. Living Room: Leather style sofa, side chair, end table, coffee table, and entertainment stand. Dining Area: Built in dining area and four chairs. Kitchen: Full sized refrigerator, electric range/oven, dishwasher, and microwave. Laundry: Full sized stackable washer and dryer.

Is after hours staffing and maintenance available?
Yes, after hours Community Assistants will live on site and after hours maintenance will be available in the case of a maintenance emergency.

What floor plan types will Lobo Village have?
All units will be four bedroom four bath units and each resident will have their own private bedroom and bathroom.

What is the square footage of the units?
All units are approximately 1260 sq ft.

Application Process

Can I fill out an application online?
You can access the online application by clicking the “Apply Online” link at the top of every page.

Can I sign a lease if I’m under the age of 18?

We do allow residents under the age of 18 to live at our community. Please click here to review the lease process for underage applicants.

Will upperclassman and current on campus residents have application priority at Lobo Village?
Yes, we will have a designated priority period during which upperclassman and current on-campus residents will have leasing priority over other students to secure their space. Additional communication will be sent regarding the time period.

Freshmen Requirement

Are freshmen eligible to live at Lobo Village?
Yes! However, an exemption request is required to live at Lobo Village, along with selecting a Living-Learning Community (Lobo Fit or Lobo Focus). Click here to request an exemption. Guarantor

Can I be my own guarantor?
A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.

What is a guarantor?
To mitigate the risk of delinquent or defaulting residents, we require applicants to provide someone to guarantee their housing contract.

What paperwork is required with a guarantor?
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

When is a guarantor required?
All residents require a guarantor to complete the guaranty agreement.

Individual Leases

What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

Lease Term and Rental Installments

Can I use Financial Aid or my Scholarship to pay my rent?
Yes, once all and all obligations owed to the university have been paid in full, you may use any remaining funds to pay for housing at Lobo Village.

Do you send me a bill every month?
No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

How can I make a payment?
We accept credit cards, debit cards and ACH payments online through our Resident Portal. We are unable to accept cash.

How do I set up and pay for my electricity bill?
Your electricity will already be set up for you when you arrive to move in and remains in the account name of the property throughout the term of the lease. Each month you will receive a bill from the property for your portion of the electricity. The total electricity bill will be divided equally between the number of residents assigned to the apartment.

What is an installment?
The typical lease term is approximately 11.5 months of occupancy which coincides with the university's academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1. These installments do not represent a monthly rent amount and are not prorated.

When are the installments due?
Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

Parking and Transportation

Are Lobo Village residents required to pay the University Transportation Fee?
Yes, all Lobo Village residents are required to pay the University Transportation Fee.

How often does the shuttle pick up at the community?
The shuttle will operate with hours and frequency consistent with the University Shuttle schedule.

Is parking included in my rent?
Yes, standard surface parking at the property is included in your rent. Spaces are available on a first come first serve basis as residents come and go daily.

Is there is a shuttle that takes students to campus?
Yes there will be a university shuttle that will take students to campus. All students are required to pay the University Transportation Fee which includes use of this service.

What hours does the shuttle operate?
The shuttle will operate with hours consistent with the University Shuttle schedule.

What services are included in the required University Transportation Fee?
The Transportation Fee provides: 1. Surface parking at Lobo Village, 2: Shuttle Service Monday – Friday during the fall and spring semesters, 3: Parking on University surface lots when the shuttle is not running and 3: Unlimited access to the city bus.

Where am I allowed to park?
Residents will be allowed to park in any available space at the community that is not labeled for a specific purpose (I. e. visitor parking, maintenance parking, etc). Spaces are available on a first come first serve basis as residents come and go daily. All residents who have paid the University Transportation Fee will be permitted to park in designated areas on campus and at Lobo Village as well be permitted to use the University shuttle system and city bus.

Pet Policy

Do I have to pay a pet deposit or additional pet fees?
Yes, there is a $150 pet deposit, $150 non-refundable pet fee, and a monthly pet rent of $30 per month.

Does your community allow pets?
Yes, we do allow dogs and cats. Restrictions apply.

What pet restrictions apply?
We allow dogs and cats under 35lbs at Lobo Village. No aggressive breeds are allowed which includes but is not limited to Pit Bulls, Chows, etc. All pets must be current on vaccination and rabies shots at all times. No more than 1 pet per unit and all pets must be approved in writing by the Landlord. Each resident in the unit must agree to living with a pet. Residents with pets will not be roommate matched and must select their own roommates to fill their entire unit.

Policies

Does the university alcohol policy apply to residents living at Lobo Village?
No, the university alcohol policy does not apply at Lobo Village. Residents who are 21 years of age or older will be allowed to consume alcohol in accordance with state and federal law in their apartment.

Insurance Requirements

Are there insurance requirements for signing a lease at the community?

Yes! The community requires all residents to obtain minimum coverage of $100,000 in Legal Liability to Landlord (LLL) insurance. There are multiple options to satisfy this lease requirement:

Option 1: Residents can purchase the policy of their choosing so long as it satisfies the minimum insurance requirements above as further described in the Required Insurance Addendum made a part of the lease. Residents must submit proof of acceptable insurance to American Campus Communities via LeaseTrack at leasetrack.ai/acc or ACC@LeaseTrack.AI.

Option 2: If you do not provide proof of insurance with the requisite coverage, American Campus Communities may satisfy the insurance requirement for you by placing coverage for your unit under a LLL policy as described in the Required Insurance Addendum found in your lease. You will be charged a monthly for premium, taxes and an administrative fee for, among other things, the expense of processing monthly payments and administering the program.

Roommate Matching and Requests

Am I allowed to request a specific unit?
You can list your preferences on your housing application, and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your lease was received.

Can I request specific roommates?
Yes! You can search for and match with specific roommates in the RoomSync app. Change your mind? No problem! You can modify your matches if your preferences change up until the matching period close date.

Do you have a roommate matching service?
Yes! Our roommate matching program is powered by RoomSync–a roommate matching app. You will have the opportunity to create a personal profile, search, filter, chat and match with other residents who will be living in the community. You decide what matters most when narrowing down your search. Want a roommate with the same major? You got it! Prefer to live with someone who goes to bed early? No problem! Looking for a roommate who enjoys college football? No sweat! You control your search and matching criteria to find the perfect roommate.
