
At Bridges at 11th, we understand the importance of providing affordable housing. We are proud to be part of the Seattle Multifamily Property Tax Exemption (MFTE) program, which allows us to offer rent-restricted homes to individuals with low to moderate incomes. The maximum allowable income is set by the Seattle Office of Housing and is based on a percentage of the Area Median Income (% AMI). What is MFTE Housing?
What is MFTE Housing?
- The Multi-Family Tax Exemption program, known as MFTE, is part of the City of Seattle’s efforts to make available more affordable rental options. These rent-restricted units are available only to tenants who earn less than a certain percentage of the area’s median income.
- Bridges at 11th is part of the MFTE Program 4 and has 37 apartments at reduced rates.
- The AMI percentage requirement for studio apartments is 65% and 75% for all other floor plans.
How do utilities factor in with MFTE?
- Utility allowances are determined based on the utility responsibility of the tenant and the unit type. Please note that once this deduction is made, the tenant is then responsible for the full utility bills regardless of cost. The utility allowance is intended to account for “average” utility usage only and does not represent a cap on your utility payment or a credit of any kind. Please contact the property directly for information on what utilities the tenant is responsible for.
- The rate on our website does factor in the utility allowance and is already deducted in the monthly rent, so the resident(s) is still responsible for the utility bills.
How do I qualify for MFTE Housing?
- University of Washington and Seattle Children's Hospital employees receive priority access to rent-restricted MFTE units. If you are an employee, please refer to our UW/SCH Employee page for more information.
- If you are not a UW or Seattle Children's Hospital employee, you can still qualify for MFTE housing if your household meets the outlined AMI above.
- Your household size is based on all adult household members and children that will be in the apartment more than 50% of the time.
What documentation do I need to qualify?
- You will first need to fill out an income declaration (ID) form to see if you qualify. You will report all sources of income on an annual basis. We will provide this form for you.
- We will request that you provide supporting documents to support all amounts disclosed on the ID form.
- Upon eligibility, we will fill out the tenant income certification and you will acknowledge this is correct with your signature. We will also provide this form to you.
- The eligibility process can take up to 2 weeks. Please refer to section D in the Renter’s Guide for MFTE Housing for more information on this process.
Student Eligibility
- Students are eligible for MFTE housing. Students must provide proof of receiving need-based assistance from the university to qualify.
Do I need to provide a guarantor?
- You will need to provide a guarantor if you do not meet the requirements to be a self-guarantor. You can refer to our FAQ page for more information and requirements regarding the guarantor process.
Do I need to renew my Income Certification annually for continued eligibility for MFTE housing?
- You do not need to renew the Income Certification annually if no changes are made to your household size. However, if you plan to add another roommate, you will need to requalify.
What is your availability / rates for MFTE housing?
- We offer 37 apartments at reduced rates. To see each floor plan and rate, go to our Floorplans page, click View All Available Floor Plans, and select the “MFTE Full Term” under the Select Lease Term drop down menu.
