American Campus Communities to Break Ground on New Off-Campus Student Housing Near University of Central Florida

New Development Will Deliver 898 Beds in a Student-Centered Environment Adjacent to Campus
ORLANDO, Fla. – June 12, 2025 – American Campus Communities (ACC), the nation’s largest student housing provider and a Blackstone portfolio company, today announced it will begin construction on a new off-campus student housing community located near the University of Central Florida (UCF).
Located at the university’s main entrance and adjacent to ACC’s Plaza on University community, the new development will deliver 898 beds in a modern community, tailored to student needs with design strategies that enhance student health, safety, and social well-being. The project also marks a key milestone as ACC’s 160th overall development.

Slated to open for the Fall 2027 academic year, the new off campus community will include a mix of floorplans—predominantly four-bedroom, four-bath apartments, along with studios and five-bedroom options—to support flexibility in student living.
Tracking Fitwel certification, residents will benefit from approximately 15,000 square feet of recreational and study space, resort-style pool and spa, outdoor kitchens, fire pits, and lounge areas, and modern fitness and wellness facilities, promoting physical health and well-being. These features are thoughtfully integrated to create an environment where students can focus on their studies, build relationships, and enjoy their college years in a vibrant, supportive community.
With more than 47,000 undergraduates enrolled at its main campus and nearly 60,000 students systemwide, UCF is one of the largest universities in the country. As enrollment continues to grow and on-campus housing remains limited, the majority of students live off campus. The new ACC community will help address this demand by delivering high-quality, pedestrian-accessible housing within immediate proximity to campus.
The project is designed by Niles Bolton Associates, a long-time partner of ACC, and will be constructed by Clancy & Theys, with deep experience in Orlando and the surrounding communities.
